When you decide to buy real estate, you can become quite emotional as the property you are viewing could become your home. When you decide to sell your home, you should try to get rid of all the emotions of selling a home, and think of it as the sale of a fixed asset. You want others to see it as their potential home.
Preparing Your House for Sale
Your first step is to de-clutter your home. You want prospective buyers to see a home for their future, not your home. Remove any personal items such as photographs, souvenirs and knick-knacks that have personalized your house. Put all these personal items in a place where they are not visible at all. Keep in mind that many prospective buyers often open your cupboards to look inside.
Ceilings and Walls
Check the ceilings throughout the house for possible water stains. If there is a leak in the house, have it repaired. If the stain is from a leak that has already been repaired, paint the area where the stain is located. Many buyers check ceilings for signs of a leak and even if you have repaired the problem and only the stain is left behind, it does not give a good impression. The potential buyers will immediately start looking for other faults.
If the walls of your home are dirty or you have an old-fashioned color scheme, you should paint the house. Repainting your house may be the best investment you make if you are in the throes of selling. It will give your house a new look. Do not choose colors you like, rather choose neutral colors, preferably off-white, that will appeal to anyone.
Flooring
If your carpets show signs of wear or if it is an old-fashioned color, you should consider replacing it; otherwise you may not need to do anything other than have it cleaned. If you are going to replace the carpets, you can choose an inexpensive, durable carpet in a neutral color.
If you have tiles on your floors, replace or repair the ones that are cracked or broken. Do not spend too much money on these areas. Keep in mind that you are selling your house, and anything you replace will not be for your personal use.
Fixtures
Prospective home buyers often switch on lights and turn on the faucets. Make sure that you clean all your faucets as a shiny fixture appears new and creates a good impression. Ensure that there are no leaks. Clean your shower enclosure as well as the bath and basin.
If you have the funds to spare, you could hire a professional company to do a once-off clean before you put your house on show.
When you decide to sell your house, and you feel that you have fixed all the glaring faults, you should take a walk through it and pretend that you are a potential buyer. Eliminate all the emotional feelings you have for the property and decide if you would buy the house if you were a buyer. You have to make your house appealing to buyers.
